Tips for retaining tenants

You have the perfect tenants- they always pay on time, they take good care of the property, and they are understanding when maintenance needs to be done. However, after the initial contract term is finished, they don’t want to renew. Time to give the house a deep clean, market it, find new tenants, and hope they will be as great as the previous tenants. 



As a landlord, there are some steps that you can take to help encourage your renters to stay longer. 

-Set clear expectations from the beginning. Inevitably, there will be some issues that arise that the tenant will want handled quickly. Make sure that they know what kind of timeline that they should expect for items to be handled for both routine and emergency situations. 

-Be responsive. Even if you don’t have the answer that they want or don’t have an answer at all yet, keep the line of communication open so they know that they are being heard. 

-Keep up with routine maintenance. This lets them know that you care about the condition of the home. 

-Be considerate of their time. If you need to do a property check, or need to have something done to the property, be sure to communicate this to the tenants and give them plenty of notice. 

-Show your appreciation. Small gestures can go a long way. Send a Christmas card, leave a move-in welcome packet or wish them a happy birthday. 

-Let them decorate! Letting them paint and put a few pictures up will go a long way making it feel like home, encouraging them to stay.

-Make it easy for them to pay rent. Most renters would prefer to be able to pay online. 

-Choose tenants carefully. Run background and credit checks, call past landlords and look at housing history, especially how long they stayed at each property.

Making the effort to be sure that tenants feel listened to, appreciated, and are able to make the house their home, will go a long way when the time for lease renewal comes around.
